CTMT’s Construction Services Manager performs the following tasks on behalf of owners and tenants. Our goal during every step is to save you money by lending our expertise to each of the decisions.
Pre-Construction & Design
- Select architect and designer
- Begin preliminary design
- Develop preliminary budget (bid abstract)
- Expedite day-to-day design decisions
- Review construction documents
- Develop and issue Request for Proposal (RFP)
- Receive, analyze, and quality contract pricing
- Identify potential project savings (value engineering)
- Recommend contractor
Construction
- Award construction contract
- Obtain certificate of insurance
- Finalize construction schedule
- Coordinate building permits
- Manage the project budget
- Manage the schedule
- Review and process change orders
- Approve and process contractor invoices and lien waivers
- Oversee weekly job coordination meetings
- Direct construction administration
Completion
- Coordination punch list
- Close out building permit (occupancy)
