Is there a market indicator in place that can be used to predict where the Twin Cities office market is headed in 2009 and beyond? Yes, sort of. As the following chart portrays, a close correlation (0.42 or 0.70 if the anomaly year of 2001 is removed) between the office using job growth rate and absorption as a percent of the overall market.

New Brighton, MN

Mixed-use 100 acre site located near the NW Quadrant of Interstate Highways 35W and 694.

Colliers Appraisal & Consultation division representatives, Jeff Patterson, CRE, MCR and Dan Boris, MAI, CCIM, SRA, teamed-up with Sam Newberg of Joe Urban Properties to conduct a market study for the site.  Issues of development mix, market timing, and project layout were part of the study.  The study was commissioned by the City of New Brighton’s Task Force and Economic Development Division.
